Handling of jointly encumbered mortgage deeds

How to handle jointly encumbered mortgage deeds

When mortgage deeds are imported, they are associated with a property, even if the mortgage deed is registered on multiple properties. This is to avoid duplicate mortgage deeds and ensure that each individual property receives the entire mortgage deed value allocated to it.

To still clarify in Nordkap that the properties share a mortgage deed, you can do two things:

  1. Use a portfolio for jointly encumbered properties, with a separate portfolio for that mortgage deed, and place the jointly encumbered properties in the same portfolio.
  2. You can also go to the properties that did not receive the imported mortgage deed and manually add copies of the mortgage deed, adjusting the mortgage deed value for each property to ensure that each property has a correct value or a correct share of the value from the mortgage deed.

On each mortgage deed and property, you can also add free-text comments to clarify that joint encumbrance has occurred and specify with which other properties/mortgage deeds you have distributed it
